Seller FAQ

Questions sellers ask me most.

Straight answers to the things that come up most — and there's much more in the full guide.

How do you decide the list price?
I price your home using recent sales of comparable properties in your area, current active competition, and the condition and features of your specific home. The goal isn't just a big number — it's the price that generates the most interest and the strongest offers. I'll walk you through the data so the number always makes sense to you.
What does it cost to sell?
The main costs are real estate commission, your lawyer's fees, and any prep or moving expenses. There's no separate HST on the sale of most resale homes in Newfoundland. I'll give you a clear, itemized estimate of your net proceeds up front so there are no surprises at closing.
Should I make repairs before listing?
Some, yes — but not all. Having renovated my own home, I've learned which fixes buyers actually reward and which ones you'll never get back. Usually the wins are small: paint, minor repairs, deep cleaning, and curb appeal. I'll walk your home with you and tell you honestly where to spend and where to leave it be.
How long will it take to sell?
It depends on price, condition, location, and the season, so timelines vary. A well-priced, well-prepared home in St. John's typically moves faster than one that's overpriced or under-prepped. At our strategy call I'll give you a realistic range based on what's happening in your specific market right now.
What is an off-market or coming-soon sale?
An off-market or "coming-soon" sale means matching your home with a buyer before it's publicly listed, often through my network of agents and active buyers. It can mean a quicker, quieter sale with less disruption. It isn't right for every home, but when it fits, it can be a real advantage — we'll discuss whether it makes sense for you.
Do you help sellers who are relocating out of province?
Absolutely. I work regularly with clients selling from a distance and coordinate everything — prep, showings, paperwork, and closing — so you can manage the sale remotely with confidence. Clear communication and staying a step ahead is exactly what I'm known for.
