When it comes to selling your house, the main factors are location and style of property, condition, marketing, presentation, and price. Some of these are within your control; others are not. Let’s go through them.

Location and style of property

You can’t change the location of your house, and while you could technically change the style, you certainly wouldn’t while trying to sell. These are uncontrollable factors, and they set the parameters your REALTOR® uses for list price and marketing strategy.

Condition

Your property’s condition is affected by both small things (minor repairs) and large ones (needing new roof shingles). Discuss this with your REALTOR® to identify what might be worth changing — with their experience, they can advise on what’s worthwhile given return on cost, timing, and relevance to buyers.

Marketing

A good marketing strategy is something you can expect from your REALTOR®, who will market your house to the buyers most likely to be a fit. While strategy can change, it’s largely out of your hands — which is why it’s important to find a REALTOR® you can trust and build a good working relationship with.

Presentation

You can often change presentation in subtle ways — staging, lighting, even turning on the heat. This is often overlooked and might be one of the most important factors. When a buyer walks in or sees your photos online, they have an emotional reaction whether they know it or not, and a great REALTOR® can help you make an impact with the feel of your house.

Price

Once you’ve taken care of the items in your control — condition, marketing, and presentation — the only remaining variable is price. If everything else is optimized and the property isn’t selling in a timely manner for the market, then it’s time to adjust the price.
