Initial condition assessment
First is an assessment of your house — a walkthrough to see its condition and any upgrades you’ve done since purchase. This helps with pricing and marketing strategy and identifies items worth fixing before listing. We may also take new measurements to determine or confirm the square footage.
Market value
The information most sellers want is what their house is worth. As preparation, I do a comparative market assessment — comparing similar houses on the market to estimate your home’s value — which is important when building a pricing strategy.
Price and marketing strategy
Once we have a market value, I like to suggest a range of pricing options depending on your goals. We then discuss timing of the market release to generate the most interest, along with options for staging and photography.
Answering your questions
This is also a great time to discuss the overall process and answer your questions — pre-financing, listing and closing timelines, documentation to prepare, and so on. If you’re selling one house to buy another, we can discuss the options available to you. It’s also a good time to talk through how to handle any issues that may arise during the sale.
