Good professional photography goes a long way in marketing your house. One of the first things I like to do is arrange a professional photographer to come in and take pictures of your house — at my cost.
Documents
Buyers will likely request documentation — a property disclosure statement, utility bills, surveys — when deciding whether to make an offer. Having these ready helps expedite the process.
Keys
Gathering all the keys to doors, garages, and any other areas is essential. These go into a lockbox — usually on your front door or another accessible spot — so other REALTORS® can bring buyers through. Making sure every key is available matters, so buyers aren’t left wondering what was behind a closed door, which can lead to hesitancy in making an offer.
Staging
Staging is another great way to market your house. Stagers prepare spaces to showcase their best assets and help buyers visualize the potential. As part of the process I bring in a stager for a consultation to work with your existing furniture and decor, as a complimentary service. You don’t need to fully stage with all-new furnishings, but it’s worth considering when selling a vacant property.
Repairs
The consultation may surface areas in need of repair. This is the time to address them so they don’t put off buyers during viewings or come up on home inspections — it’s a great way to present your house as a well-cared-for property.
Sign
One of the most exciting parts is getting a sign on your front lawn. It’s a great way to get people passing by to spread the word and help advertise your house.
MLS® posting
Once these steps are done, the listing goes live on the MLS®, out to other REALTORS® and then to the general public.
