What to expect at a REALTOR® consultation

You may have seen me offer free no-obligation consultations for listing and you may be wondering what to expect at these meetings. Consultation meetings are a great way for you to meet your realtor® and see if the relationship works well and you are on the same wavelength in terms of sales strategy. It’s also a great time to get all your questions answered and get a good understanding of the selling process. Here are the items I like to go through at an initial consultation.


Initial Condition Assessment

The first thing is to do an assessment of your house, and a walk through to see the condition your house is in and what upgrades you might have done since you purchased it. This will help when coming up with a pricing and marketing strategy as well as identifying any items that would be worth fixing before listing the house. We may also need to take new measurements of your house to determine or confirm the square footage.


Market Value


The information most sellers want to know is what their house is worth. As preparation for a consultation, I do a comparative market assessment which compares similar houses in the market to get an estimate of the market value of your house. This will be important when coming up with a pricing strategy.



Price and Marketing Strategy


Once we have a market value, I like to suggest a range of options for pricing depending on your personal goals. We then discuss timing of market release to generate most interest as well as options for staging and photography to market the house to potential buyers.



Answer Questions


This is also a great time to discuss the overall process and answer any questions you may have with regards to selling your property. This includes items such as pre-financing, listing timelines, closing timelines, documentation you will need to get ready, etc. If you are selling a house to buy another house, we can discuss options available to you based on your personal situation. This is also a good time to discuss the strategies on how to deal with any issues that may arise during the selling process.
