The process of listing

Once you have had a consultation with your Realtor®, these are some items that would be next prior to getting your house listed. If you want to know more about what to expect from the initial consultation, you can read about it here.


Photographer

Good professional photography goes a long way in marketing your house to potential buyers. One of the first things I like to do is set up a professional photographer to come in and take pictures of your house at my cost.



Documents


As part of the selling process, buyers will likely request documentation such as a property disclosure statement, utility bills and surveys when deciding on whether to make an offer. Having documents such as these ready will help expedite the selling process.

Keys


Getting all your keys to access doors, garages or any other areas of your house is essential to getting your house ready to list. These keys will go into a lock box that is usually set up on your front door or an easily accessible area so that other Realtors® can bring in buyers for viewings. Making sure you have all the keys available is important so that buyers do leave wondering what was behind a closed door leading to delays or hesitancy in making an offer.


Staging


Staging is another great way to market your house to potential buyers. Stagers prepare spaces to showcase their best assets and allow buyers to visualise the potential in the house. As part of the process I bring in a stager for a consultation to work with the seller’s existing furniture and decor as a complimentary service. It is not essential to fully stage a house with all new furnishings, however, this is worth considering when selling a vacant property.


Repairs

As part of the consultation, there may be areas that come up as being in need of repair. This is the time to address these issues so that they do not put off potential buyers during viewings and do not come up on home inspections. Getting repairs done is a great way of presenting your house as a well taken care of property to potential buyers.


Sign


One of the most exciting parts of getting listed is getting a sign put up on your front lawn to advertise your house as ready for sale. It is a great way to get people passing by to spread the word of mouth and help advertise your house.


MLS Posting


Once these steps are completed, the listing then goes live on the MLS where it goes out to other Realtors®, and then to the general public.
